Abstract

The study discusses the characteristics of PPJB as a transaction model for land rights that have been registered in installments, this PPJB can be said to be an agreement that arises from the open nature, which gives the legal subject the widest freedom to enter into an agreement containing anything and in what form. only, as long as it does not violate laws and regulations, public order, and decency. PPJB is a type of obligatory agreement, namely an agreement between parties who agree to bind themselves to make the delivery of an object to another party, so that with the making of PPJB basically the ownership rights to an object have not completely transferred from the seller to the buyer. The characteristics of PPJB in the perspective of the Civil Code is that PPJB which is classified in an anonymous agreement born based on the principle of freedom of contract still has limitations subject to the Civil Code, especially regarding the conditions for the validity of the agreement, namely based on Article 1320 of the Civil Code. The legal protection in the PPJB deed can be formulated by the prospective seller himself, usually in the form of requirements that are requested by the prospective seller himself. As for other efforts to protect the rights of the seller and protect the interests of the buyer, namely by means of a safe deposit box at the bank. So, to keep getting justice, both parties, namely the seller and the buyer, can work together and agree to open a safe deposit box
